What to Expect During a Home Inspection: A Guide for any Home Buyer
Hi everyone, it’s Jonas Helbert from Streetlight Realty here! Today, we’re diving into the world of home inspections. If you’re planning to buy a home, understanding what a home inspection involves is crucial. So, let’s break it down and make it simple!
What is a Home Inspection?
A home inspection is a key step when you’re buying a house. It’s when a professional checks the house to ensure everything is in good shape. This includes looking for big problems like issues with the foundation, making sure there are no safety hazards, and checking that things like heating and air conditioning work properly.
Common Misunderstandings
Some people think that if they’re getting a special type of loan, like an FHA or VA loan, the bank will inspect the home for them. That’s not true! While the bank might look for obvious problems, they don’t do a detailed home inspection. That’s why it’s important for you to hire a professional home inspector.
Should You Get a Home Inspection?
Absolutely! I always recommend getting a home inspection to make sure you really know what you’re buying. Whether it’s your new home or an investment property, knowing the true condition of the house can save you a lot of money and headaches later on.
Finding a Good Home Inspector
If you’re working with a real estate agent, they can usually recommend a good home inspector since they often have a network of trusted professionals. You can also look for certified inspectors on professional websites or check reviews on sites like Yelp or Home Advisor.
What’s Covered in a Home Inspection?
Home inspectors look at things like the heating and cooling systems, plumbing, electrical systems, and the roof. They also check for visible issues with walls, ceilings, and floors. It’s important to know that they can’t see inside walls, so they can’t check everything.
Extra Inspections
Besides the general home inspection, you might want to consider additional checks for things like termites or radon gas, especially if these are common issues in your area. These tests are usually not included in a standard home inspection but are important for your safety and the integrity of your home.
After the Home Inspection
Once you have the results from the home inspection, you can talk to the seller about fixing any major problems before you finalize the purchase. Remember, it’s normal to negotiate after a home inspection.
The Importance of a Home Inspection
Even though a home inspection is optional, it’s a critical step in the home-buying process. It gives you peace of mind knowing that the house you’re buying is safe and in good condition. Skipping this step could lead to unexpected problems after you move in.
